As more Lenders and Agencies opt to waive title insurance—or self-insure—traditional Title Companies often become incompatible due to their requirement to issue title insurance. This contradicts the purpose of a waiver.
TLP Independent Escrow Agent LLC was created to meet this growing demand. We specialize in facilitating Closings under insurance waiver conditions, with closing fees negotiated directly with the participating Lender.
CASH PURCHASES
Cash transactions often don't require title insurance, making TLP Independent Escrow Agent LLC a perfect fit. We provide streamlined, no-frills escrow services tailored for these simplified real estate deals.
SELLER FINANCING
We also support Seller Financing arrangements. In these transactions, TLP acts as a neutral third party—collecting payments from the Buyer and disbursing funds in accordance with the agreed-upon escrow instructions.
